Description:

PENCO provided topographic survey, constraint maps/ALTA surveying and ADA path of travel verifications for both existing paths of travel and proposed paths of travel at 17 schools.

Strict attention was paid to maintaining existing in-use facilities during school hours and this construction constraint required that existing site survey data must be detailed and accurate.

It was also critical that project boundary lines and easements of record be identified.

Coordination was conducted with the Torrance Fire Department to meet all necessary Fire requirements. The projects included survey services and construction staking for 40 schools.

Torrance Aquatic Complex Proposed Shery Site

The Shery Continuation High School campus was selected to become the site of Torrance Unified School District’s $15 million high school aquatic center, which is a part of Measure U. The 66,000 square foot competitive swimming venue is expected to break ground in 2016. The state-of-the-art facility will likely include two pools, seating for about 500 spectators and an outdoor plaza with concession area. PENCO was responsible for project research, horizontal and vertical control, ground specific field locations and elevations and a detailed Topographic Survey Map. Site topography included buildings, ramps, sidewalks, visible utilities, portable buildings, ADA paths of travel, parking areas, play fields, fences and gates.

West High School Modernization

PENCO was retained to provide Ground Specific Site Topographic for the West High School Modernization project. PENCO began its research by obtaining copies of record data maps, corner records, tie notes and benchmarks with applicable governmental agencies and utility providers, and records made available by TUSD. PENCO field located existing street centerline and property line survey monuments. Ground specific field locations and elevations included buildings, ramps, sidewalks, visible utilities, portable buildings, ADA paths of travel, parking areas, play fields, fences and gates. PENCO had previously provided an Aerial Topographic Survey Map in 2014.

Six Elementary School Package – Lincoln Elementary School, Carr Elementary School, Casimir Elementary School, Yukon Elementary School, Edison Elementary School and Jefferson Middle School

PENCO was retained to provide an Aerial Topgraphic Survey Map for each of the six schools listed above. Our services included research to obtain Centerline Tie Notes and Benchmarks, horizontal and vertical control, aerial ground control targets, coordination with aerial mapping consultant, and compilation of the Topographic Map in accordance with ACSM 2005 mapping requirements. These projects had an extremely short and tight timeline. PENCO initiated survey control within 24 hours of notice to proceed, coordinated with aerial mapping consultant to fly the project site, obtained ground specific topography and delivered the final product in 20 working days. PENCO also provided construction staking. The ground specific topo points were collected and incorporated in to the Topographic Survey Map. Ground specific topo was collected at perimeter building footprints and finished floor elevations, covered walkways, landscape areas, fence gate and drive openings, site visible utility locations and elevations, ADA path of travel at parking area, and ADA path of travel at buildings and portable buildings and ramp locations.

Richardson Middle School Modernization

PENCO was retained to provide an Aerial and Field Topographic Survey for the Richardson Middle School Modernization project. PENCO began its research by obtaining copies of record data maps, corner records, tie notes and benchmarks with applicable governmental agencies and utility providers, and records made available by TUSD. PENCO field located existing street centerline and property line survey monuments. Coordination was completed with the aerial consultant to provide aerial flight and topographic map of the subject site. Our survey crew placed the required number of photo ground control targets to facilitate and satisfy current topographic mapping standards with ACSM and NSPS. Ground specific field locations and elevations included buildings, ramps, sidewalks, visible utilities, portable buildings, ADA paths of travel, parking areas, play fields, fences and gates. PENCO prepared a detailed Aerial Topographic Survey Map in accordance with ACSM mapping requirements to include 1’ foot contours, 100’ foot spot elevations, 100’ foot overlap of project topography at campus perimeter property lines, and identification of existing utilities.
