Description:

Mission Viejo, CA – SOCCCD had planned to move the Athletic practice fields from their current location to the current golf driving range, construct a parking lot at the location of the current practice fields and construction various site drainage improvements. PENCO’s resulting Topographic Map would be used to facilitate the design, approval and construction of the project. PENCO began its research by obtaining copies of record data maps, corner records, tie notes and benchmarks with the City of Mission Viejo. The project horizontal and vertical control was established and PENCO coordinated with our Aerial Mapping Consultant to provide aerial flight and topographic map of the project site. Our survey crew placed the required number of photo ground control targets to facilitate and satisfy current topographic mapping standards in accordance with American Congress of Survey and Mapping (ACSM) and American Society for Photogrammetry and Remote Sensing standards of 1999. PENCO also obtained ground specific field locations and elevations of Areas No. 1, 2 and 3 for the enhancement of the Aerial Topopraphic Survey Map. The ground specific locations and elevations were inserted and tagged to depict an overall Area Topographic Base Map for each of the Areas.

PENCO was retained to provide design survey services for the new Technical and Applied Sciences Building for Saddleback College. PENCO began its research by obtaining copies of record data maps, corner records, tie notes and benchmarks with the City of Mission Viejo. The project horizontal and vertical control was established and field locations and elevations including existing parking lot areas, hardscape, storm drain and sanitary sewer gravity systems, visible utilities, fences, trees, ADA ramps, etc. were obtained. A Topographic Survey Map was then compiled in accordance with the ACSM 2005 mapping requirements to include: a scale of 1’=20’, 1’ contours, 25’ spot elevations, hardscape areas & sidewalk paths, ADA paths of travel, and identification of visible field located utilities and depths. PENCO also prepared a detailed Site Utility Base Map through means of geophysical investigations. Due to the change in location for the proposed building, PENCO prepared a second Topographic Survey Map to correspond with the new topographic limits.
