Description:

PENCO was retained by LAUSD to provide Survey Services which included Topographic Survey Maps, along with a Boundary and Aerial Survey Map at the following schools:

Hale Middle School, Los Angeles, CA: The purpose of this project is to replace damaged portions of asphalt pavement at playground areas, between buildings, at service roads and at parking areas per current LAUSD specifications. The project also includes replacement of concrete paving at driveways, at school arcades, curb and concrete stairs adjacent to the Multi-purpose building. PENCO’s Survey Department was retained to provide a Topographic Survey Map. PENCO compiled a record data boundary exhibit for the site based upon the County Assessor’s Maps, Record Tract & Parcel Maps on file with the County of Los Angeles. Said map included: street rights-of-way and centerlines; adjoining residential properties to the east, west and south; site record data bearings and distances; existing street widths; and easements compiled from Record Maps. PENCO established project GPS horizontal control based upon the County of Los Angeles Primary Control reference monuments. A verification of existing site survey monuments was made as a means of establishing the project limits relative to the street center lines of record. The vertical control was based upon the Hale Middle School Benchmark which was provided by LAUSD. PENCO obtained ground specific field locations and elevations to include existing roadways, concrete walkways, ADA ramps, curbs, gutters, finish pavement and all visible surface culture. PENCO delivered a detailed Topographic Survey Map in accordance with ACSM mapping requirements to include: scale of 1’=20’, hardscape areas and sidewalk paths, right-of-way fencing, ADA paths of travel, and identification of visible field located utilities and surface culture.

Grant High School (Facilities Comprehensive Modernization Project), Van Nuys, CA: PENCO was retained to provide a Boundary and Aerial Survey Map to assist the Architect with starting a site analysis before having a more detailed ground survey to aid with the tight time constraint. PENCO compiled a boundary exhibit for subject site based upon the County Assessor’s Maps, Record Tract & Parcel Maps on file with the County of Los Angeles and a field survey. A Record of Survey was processed and filed, and found/set final monuments around the perimeter of the site. Said map included: street and alley rights-of-way and centerlines; site bearings & distances; existing street widths; area calculations; and boundary lines. PENCO established project GPS horizontal control based upon the County of Los Angeles and the City of Van Nuys’ Primary Control reference monuments. A verification of existing site survey monuments was made as a means of establishing the project limits relative to the street center lines of record. The vertical control was based upon the LAUSD on site benchmark provided. PENCO coordinated with our aerial mapping consultant to provide aerial flight and topographic map of the project. Our survey crew placed the required number of photo ground control targets to facilitate and satisfy current mapping standards. A detailed Aerial Topographic Survey Map was delivered including 0.5’ contours; 30’ foot spot elevations; and project mapping extending 200’ foot outside the defined project limits. The Preliminary Title Report was also reviewed by our staff and easements were plotted on the drawings.
